Rather than assuming nothing will go wrong, it’s wise to consider what could go wrong and what you would do in such a situation.

Instead assuming nothing will ever go wrong, make plans for what you’ll do if something does happen. Determine how you’ll handle maintenance and what you’ll do to collect late rent. Consider how you’ll handle damage to your property and what you would do if you had to issue a late notice to your daughter or evict your uncle.
